Contractors who prefer to can still send files. Tendermark accepts Excel, PDF, Word, scanned documents, and phone photos. The invitation link is the easier path for most; the upload path is there for the ones who need it.

Tendermark builds the comparison table as each return lands. Anomalies such as unusual price spreads, missing items, or lump-sum line items hiding detail are flagged for the surveyor's review. The surveyor decides what to do about each; Tendermark surfaces them and tracks the decision in the audit trail.

When the analysis is ready, the report exports with your firm's branding: PDF for client emails, Word for further editing, or a read-only share link for colleagues.

When the surveyor decides on a contractor, Tendermark records the award and locks the priced Schedule of Works as the contract sum. The award decision is captured in the audit trail with the surveyor's reasoning, useful if a client or RICS Regulation asks how the contractor was selected at a later date. The unsuccessful contractors are sent an automated notification. The appointment letter and contract sit alongside, ready for the JCT handoff.

When a variation is priced, whether an addition, an omission, or a change in spec, Tendermark sits it against the original contract sum and flags it for the surveyor's review. The surveyor decides what's reasonable; Tendermark surfaces what's changed and tracks the running total.

Each variation becomes a record in the audit trail, attached to the contract, with the surveyor's notes alongside. At a later date, when a client asks how a figure was arrived at, the trail is there.

At each interim valuation, Tendermark builds a burn-up progress chart from the line-item progress the surveyor records: work completed against work contracted.

You still author the valuation, but Tendermark assembles the numbers and builds the progress chart.
