How it works
From Schedule of Works to sign-off, in one tool
The surveyor's tender and contract administration workflow, in a single audit-trailed environment. Six steps from drafting the SoW to sharing the final valuation with the client.
Author or upload your Schedule of Works
Compose a Schedule of Works directly in Tendermark, or upload your existing Excel, PDF, or Word document. Line items are processed and structured automatically, with sectioning, units, and notes preserved. Drag-and-drop reordering, Excel paste, and bulk edit are built in. Most surveyors author rather than upload — the editor is built for that.

Invite contractors to price
Send each contractor a unique link from the tool. They open it from their email inbox, and price each of your SoW line items directly — no account, no software download, no spreadsheet to format. Progress saves automatically; they can return and edit until they submit. Returns land in Tendermark as they come in, ready to compare.
Contractors who prefer to can still send files — Tendermark accepts Excel, PDF, Word, scanned documents, and phone photos. The invitation link is the easier path for most; the upload path is there for the ones who need it.

Review the comparison and issue the report
Tendermark builds the comparison table as each return lands. Anomalies — unusual price spreads, missing items, lump-sum line items hiding detail — are flagged for the surveyor's review. The surveyor decides what to do about each; Tendermark surfaces them and tracks the decision in the audit trail.
When the analysis is ready, the report exports with your firm's branding: PDF for client emails, Word for further editing, or a read-only share link for colleagues. The footer carries the Prepared by you and your firm · Assisted by Tendermark attribution that satisfies the RICS AI Standard client disclosure requirement.

Award the contract
When the surveyor decides on a contractor, Tendermark records the award and locks the priced Schedule of Works as the contract sum. The award decision is captured in the audit trail with the surveyor's reasoning, useful if a client or RICS Regulation asks how the contractor was selected at a later date. The unsuccessful contractors are sent an automated notification. The appointment letter and contract sit alongside, ready for the JCT handoff.

Manage variations against the contract sum
When a variation is priced — an addition, an omission, or a change in spec — Tendermark sits it against the original contract sum and flags it for the surveyor's review. The surveyor decides what's reasonable; Tendermark surfaces what's changed and tracks the running total.
Each variation becomes a record in the audit trail, attached to the contract, with the surveyor's notes alongside. At a later date, when a client asks how a figure was arrived at, the trail is there.

Track progress with interim valuations and a client-ready burn-up
At each interim valuation, Tendermark builds a burn-up chart from the line-item progress the surveyor records — work completed against work contracted, by trade and across the project as a whole.
The surveyor still authors the valuation. Tendermark assembles the numbers and renders the progress chart; the certificate carries the surveyor's professional judgement.
