Tendermark turns contractor tender returns into one like-for-like comparison against your Schedule of Works, however they arrive: filled-in spreadsheets, PDFs, scans, photographs of marked-up paper. The mechanical work of levelling is handled; the professional judgement stays yours.

It exists because practising building surveyors kept describing the same ten hours, month after month: contractor returns typed up by hand into an Excel comparison. Nobody could give a good reason for it, and many resented the repetitive busywork.

AI entering the profession should mean surveyors do better work. So Tendermark will not pick a winning contractor, and it will not make a professional judgement on your behalf. It is built to support you in meeting your obligations under the RICS AI Standard.

Who we are

Tendermark is built by two co-founders: a software professional and a practising building surveyor. The product began as an answer to a job Oliver was doing by hand, and every part of it has been checked against how tendering actually runs in day-to-day practice.

Alexander Wingfield has spent over a decade building software in UX, compliance and accessibility — fields where you design to standards that someone else audits you against. That discipline is why Tendermark flags for your review rather than deciding or recommending, and why it is built to support surveyors in meeting their obligations under the RICS AI Standard.

Oliver Wingfield is a practising building surveyor. He runs tender processes, levels contractor returns and administers contracts in a working UK firm — the same work Tendermark now handles the mechanical parts of. Oliver leads everything the product knows about surveying: how a Schedule of Works is structured, how returns actually arrive, and what a comparison must show before it is ready for a client file.

Oliver is not the only surveyor shaping Tendermark. From the first week, practising surveyors have pulled apart what we build and told us where it would fail on real tenders, and a founding cohort is steering what gets built next. Where the choice has been between what is easy to build and what a surveyor would put their name to, the surveyors have decided.
